Old Business
• Connor Rockhill, Tax ID 50.000-1-14.1, 10638 Rt. 28: 3 Lot Subdivision
Tabled from October 2 meeting awaiting 239 from County. Paperwork has been received, with “No Recommendation”

There were no immediate questions or comments from either the public or the Board. However, Ms. Fessler wished to have the deed for Lot 1 outline the easement (also shared with National Grid); and the deed be submitted to the property owners and to the Town.

After some discussion, it was pointed out that the Survey showed the easement of record, and any legal issues which may or may not arise would be determined in Court – they were not the purview of the Board of Appeals, whose sole discretion in the matter is to review the subdivision under the Town’s Site Review Laws.

C. Thomas pointed out that the Planning Board referred the matter to Appeals specifically because of road frontage requirements: although the road frontages are less than the 200 ft. required, the lots are still substantial in acreage, and building setbacks will meet Town requirements,

A vote was called, and the request for subdivision was passed unanimously.


Should it be called for, the next PBA meeting is tentatively scheduled for Nov. 26 , 2024.
There being no further business, the meeting was adjourned on motion by Thomas/Waldo.
